New Build Holiday Home In Polzeath

Tucked away on a hillside in the popular seaside resort of Polzeath in North Cornwall, was a row of dated homes with expansive views across Polzeath Bay.  Here's how Martin transformed these holiday homes into luxury Eco-homes.

The Project

This client approached Martin wanting to develop a prime sea front plot overlooking a well-known Cornish coastal town.  They wanted to build two separate dwellings which reflected the stunning coastal location but remained sensitive to the natural beauty of the site.  The client’s top priorities were to achieve modern open plan living maximising the stunning sea views and to have low running costs.

The Result

Martin acted in a Design and Build capacity for this dual property build.  The two separate three floor dwellings are externally identical which simplifies the visual impact of the build.  Each features a distinctive curved roof, creating a strong silhouette which mimics the shape of waves.


Curved Zinc Roof

The curved roof was clad in zinc for several reasons – zinc is very low maintenance with a long service life, it’s production has a lower environmental impact than alternative metals, and it is thin and flexible which makes it an ideal cladding choice for an unusually shaped roof.  Most importantly, it looks stunning atop the defining visual element of this build.

Large Glazed Apertures

The large glazed apertures are set over all three floors allowing for sea views from every level, and the enclosed rotunda staircase sits externally to the building’s main footprint allowing for increased floor area and seamless access to all three floors, with as little disruption as possible to the sea views.

Considering The Future

Consideration of running costs after the building work was completed was a priority for the design team who included a ground source heating system, double insulation and a high specification glazing system.


Caradon was delivered on budget and on time and remains a source of pride for Martin.   The success of this project lead to the next two houses in the same row, individually owned, engaging Martin to demolish the existing homes and design and build a further two beautifully designed homes.   The two new homes are each of a bespoke design but in keeping with the exciting tone set by Caradon, and include the similar levels of eco technology.

Thanks to the success of these first two Ecohomes on this small lane in Polzeath Martin was asked to take on a number of other projects in the area, including a renovation and extension of the neighbouring property.
